This edition of the ValuStrat Price Index (VPI) highlights that while growth is decelerating from previous peaks, overall year-on-year capital appreciation remains robust.

  • Citywide residential capital values reached 207.5 points, registering a 26.5% annual increase and a 1.6% monthly gain.
  • Villa capital values climbed 30.8% annually to reach 269.6 points, positioning average freehold villas 57% above their previous market peak and 160% higher than post-pandemic levels.
  • Apartment capital values grew to 167 points, reflecting a 1.2% monthly rise, down from previous highs.
  • Prime villa enclaves continued to record exceptional annual capital appreciation, led by Jumeirah Islands at 42.3%, Palm Jumeirah at 41.8%, and Emirates Hills at 31.2%
